Columbus, Ohio Multi-Family Market
Hey Guys,
Took a look at Columbus, Ohio and like the population/ economic growth along with their Smart Columbus initiative, but am looking to hear more about the city and its neighborhoods.
Any thoughts on this market? Any neighborhoods people like in particular? Reasons to stay away?
Any and all thoughts or bits of advice are greatly appreciated! Would love to connect with anyone who is active in the market to learn more and exchange some ideas. Thanks in advance for your help and consideration.

@James Taylor its a HOTTTTTT multi-family market. So many multi-family property’s for sale (high prices) in the good areas, but there are pockets of up and coming neighborhoods that you can still find deals. If I lived in Columbus, I’d be all over it! Good luck!!

Can you say hot? The market is so hot here a lot of homes are coming on the market in contact. It depends on how much work your willing to do. PM me and we will see what we can do together

We're putting together a syndication for a specific multifamily property in Texas that we've found and the numbers work well for both cash flow and appreciation. Try to find one that is "value add" so you get the most bang for your buck. We've got a second in Arizona that looks promising. It's just a matter of networking and persistence

Did you end up investing there? I am considering this market too but not sure if the BRRRR strategy works here.

I can give you a wealth of info about our market here. There's many diverse ways of investing in Columbus. It's ripe for flips, AirBnb has taken off here and not regulated heavily, there's OSU off-campus housing, there's a huge demand for rental property in the downtown neighborhoods of Short North which comprises Italian and Victorian Villages. German Village is the largest privately funded historic neighborhood in the country and has a great professional tenant base. Areas that are being gentrified that offer great opportunities include Olde Towne East, Southern Orchards, King Lincoln (now Bronzeville), and Merion Village. There's opportunities in Columbus City limits for cash flowing 4-8 units.

@Cindy Truong Why do you not think the BRRR strategy works in Columbus?

@Remington Lyman, Franklinton is so slow to turn but I still hold out on it's long term upside. It has the best views from the river. As you probably know, Nationwide bought up most of that prime real estate down there. The city also doesn't build beautiful bridges to nowhere. It's going to take the right commercial developments to come in and be the game changer. With already a couple breweries and restaurants popping up that's a good sign. Will also be interesting to see what they do with the Mt. Carmel hospital there and if they indeed repurpose that building into a medical school. I think there's plenty of upside to go after the long term speculation play if you can get property inside 315. Still pretty rough down there though.

@Oliver Chapman I own 15-19 Rodgers Ave Columbus, OH 43222 and am in contract on an off-market duplex (164-166 S Cypress Columbus, OH 43222).
I think the area will turn. It better.

Very nice, those are both good locations for what could be in Franklinton. It will turn eventually, it already slowly has. I think it's the last location of the downtown with the most upside long term. Just be patient, but how cheap things are down there I'm sure you'll make some decent cash flow while you grow equity.
I give you guys some serious props, having the stones to invest your money in the bottoms. I wish you the best of luck.

Agreed with you here, I have a duplex i converted to condos and we just had one side appraise in franklinton for 250k. i was able to sell one side unrenovated to another flipper as well. franklinton is very close to downtown and i don't think people know much about the area until they do a project there. I just sold the highest single family house there as well over 300k, first one. you gotta talk to the agents and people that are deeply intertwined in this areas.

James, anywhere close to downtown all of the areas are very strong right now. We are doing a lot of condominium conversions in King Lincoln, Olde Towne East, Southern Orchards, South of Main, Franklinton, etc. I'll send you a PM and we can chat further. Columbus urban is really strong right now, but just be prepared because a lot of the homes are older and you need to put a lot into them.

I invest here in Columbus, it's a great market! There are several markets I tend to lean towards personally but it all depends on your wants and goals in investing! Feel free to reach out. I would love to connect!
