You opinion on Lincoln village neighborhood in Milwaukee

We are considering to purchase multifamily at Lincoln village in Milwaukee,

We are worried about the crime rate in the area,
Is there are good blocks there, what do you think about the near neighborhoods

I have a dental practice in this area and know it well.  I'd try to stay west of Layton Blvd and South of Greenfield Ave. I'd avoid anything between National Ave and Lincoln Ave in S 7th - S 25th St.

Of course you are, I would be too. The important thing is that you know what you are getting yourself into. 

Poverty, crime and drugs don't stick to certain areas, the boundaries are fluid. Personally, I have seen too much stuff and I would not invest within walking distance to any of the blue areas.

As long as I have been buying properties, over 10 years now, the bad areas have not changed much, so I have little hope that they will turn all the sudden. What you pay is what you get!

Are there other sources for crime analysis that you know about?

We have an actual deal on a property in 5th PL st.

In Trulia it looks like the crime there is low.

WDYT?

We are aiming for working class area with low crime rate.

 Yes there are other sites, but they all use the same data. I know from going there and you can see it and feel it - this is of course also true for non crime areas, some streets are better than others.

If you do invest in that area, I would make sure you have a PM that specializes in those type of areas.  Or if you are self-managing, have a good plan in place and make sure there is enough room in the numbers for a hit in collections.

I've invested in that area for a couple years now, I plan to continue to invest in that area, and I live just over a mile away from the boundaries of Lincoln Village.  Some blocks certainly are better than others, but there are good properties, and properties with good potential in the area.  I

I strongly agree with @Brock Mogensen on working with a PM that manages a lot in that area.  You need a PM who will be honest with you about each property you acquire.
