Is Miami wholesaling an oligopoly?

Henry Gonzalez

Hi everyone

I am not new to Miami real estate (I am a buy & hold investor that stocked up in '09 after the crash), but I am new to Miami wholesaling and it seems wholesalers mainly concentrate in Orlando, Tampa, Jacksonville, St Petersburg, etc. I understand end buyers typically prefer lower acquisition prices, but it also seems that Miami wholesaling is dominated by a few local players. Can you seasoned veterans PLEASE provide any insight (even anecdotal)?

Thank you so much and have a wonderful weekend.

This not true at all. There are many surrounding areas in Miami that people over look. Just on the out skirts of "Miami" there are lots of potential and opportunity. Properties in South Florida DSCR great for investors. We have completed many. Areas of interest include, Coral Gables, Kendall, Doral, Westchester, Cutler Bay, Homestead and so much more...

If you think like this you'll never reach the success you want to see. Compete with yourself, find one deal a month. You don't have to compete with the top dogs just yet

Tons of wholesalers here in South Florida, some are also in other markets throughout Florida as well. I don't and wouldn't depend on wholesalers to find deals

This may be a dumb question, I have only been on the site for about 2 weeks, but how do you know what to look for in a south florida market? Are you looking for buy and hold wait for appreciation to rise, is cash flow the main thing to look for? I've been driving for dollars and some markets show opportunity but not sure what the key indicators of a good market?

@Pedro Hernandez just buy numbers, and as far as what strategy that depends on you and your situation.Dade and Broward as a whole is an amazing market to invest in

There are a lot of opportunities, but look for up and coming areas. Look for vacant lots as I tell my investors its usually cheaper to build then to buy and rehab most of the times. Miami has a lot of areas that get overlooked.
