It alls depends what you define light to heavy. There’s really no such thing as Light as it usually always converts to heavy.

Hi everyone, I normally do New Constructions but I have a Fixer upper that landed on my lap, being the first time using the Fix and Flip Report I would like any suggestions you have over this. 

When you do the Fix and Flip Report, I inputted all my numbers and at the top it say “Maximum Allowable Offer” what does that pertain to?

From my Experience, you will more than likely get caught. They usually wait until you are almost finished to slap on a red tag on the house. This has happened to a couple of my investors that decides to do things without permits and right when they are finishing up they get red tagged. 

Also, you have to see if the City you are selling in does their own inspections before the close of a sale. Closing up a garage without a permit is a risk because the FFE but with a permit you can enclose it as long as the surveys allows it.

I put in $75,000 and the hard money loan put in the rest. The build was $311,000

 If you are not using a lender then it will be a good investment on New constructions. Only thing is that houses stay longer in the market then usual but eventually does sell

I’m a contractor building in Cape Coral and it usually takes 4-6 weeks to get that permit. There must be a reason that it is taking so long, but as long as everything got submitted correctly and paid it shouldn’t take that long. Permits usually takes an average of 4 weeks to get.

So now I'm sitting on owning an empty lot and still making loan payments. There is no way I can build this and come out overall profitable. Costs are too high and I'm into this for over 100K.

I have feelers out for someone who might accept my lot as participation for an equity agreement in a new build. If you know anyone, let me know!


 Or you can build, and keep it for rental until you make your money back on what you have spent up to date and then sale for profit. 


 I got a quote to build - I need another $80K cash at least.  I'm not going to do that and hope for the best.
