As a Local Contractor there’s a lot of deals out there but you need to do the leg work for it. I have done many flips for investors in the area and they are there, you just need to be creative also.
As for myself, my investing and what I suggest is New Constructions.

I agree with Kenny, as a Contractor myself So.Flo. Is booming. This year I have scheduled several builds already in Cape Coral, West Palm and in Miami-Broward a lot of rehabs/remodels

As a Contractor here in S.Flo. Kitchens and Bathrooms are the most expensive to get done. I usually work with my investors to look for better options and let them decide.

Billionaires are jealous of AL Gore on coming up with the best business idea ever!
Climate change is going to happen to matter what, every so often the Earth gets 2-3 Degrees hotter and it’s been happening since before we were here. Earth is constantly changing, North and South poles at about 7 different locations, Atmosphere/ Ozone Layer Repairs itself. In other words don’t read too much into it.
South Florida is Booming and we are constantly busy. Our codes require us to take homes to a certain height depending where it’s at. I’ve had built up pads 2’ all the way up to 9’ before being able to build a home. Plus our homes are withstanding Storms, the houses that aren’t were more then likely not taken care of or someone cut corners on the build.

As a Contractor myself, on my New Constructions I use Lawson windows and I NEVER had a problem with these windows that involves quality, I’ve had problems with the other manufacturers that were mentioned above. For the flips I do or just the services I do in the area of changing out these windows I usually use Lawson but they are taking 10-12 weeks. If the customer wants them sooner then I usually go with Eco which I receive them within 8-10 weeks.
All these manufacturers are pretty good, just contractors get married to one brand and not use others.
A Local brand that we have down here but I stay away from is Mr. Glass because they are 5 months out and are overpriced compared to what I get the other brands.
AND FROM EXPERIENCE I WILL STAY AWAY FROM HOME DEPOT AND LOWES WINDOWS!!!! Never had a good experience with those. I’ve told my investors that I do Flips for that if they want those installed they would have to get a different installer.

If those are numbers, seems pretty good ad you can’t go wrong with Miami unless you get the wrong tenants in there

Remember there is a lot of ways to fund New Constructions but so far this has been my investors go to choice with me. I just want something that will put more comfort towards new investors.
