let me clarify something here.

First is not Fraud. Second Lender and myself can do that by giving Owner full disclosures and how the Loan works. If the owner does not want to go through the process to get approved and wait 2-4 months for approval to then build, they have the second option which is that I am approved and the owners will know the steps and what is involved. While they are getting approved I’m building and usually by the time they are approved I’m almost done with the build.

If I die, there are laws that protect the investor/ Owner and my company. 

If he decides not to want to build anymore, then I stop where I’m at and the investor needs to pay off where the project has stopped at. It’s all in the contract. 

Personal issues like that is not my problem, that is the investor/owner and they should have known that was in the works and before moving forward figuring out and structuring the deal.

I described everything the scenario as is. 

Investor: buys vacant lot and comes for me for build but does not have the funds

Contractor: Write contract for build, send to investor

Investor: Signs contract 

Contractor: I start the process with my private lender

Lender: Does a quit Claim Deed on the property and puts the property under my company 

Contractor: Starts the process to build, receive CO

Investor: Gets private Financing to pay me so I can do a quit Claim deed to put the property back under his name or Sell the property

If selling

Closing company will pay me for the sale, then I pay investor the Profits from the sale

I don’t know how to better explain this. I need a legal document for my new investors to comfort them that I will not run away with their investment or leave them out to dry.

Hello, I’ve been looking for a particular legal document that protects my investors and myself on New Constructions. 

Scenario: I fund the New Constructions with my private Lender but only if the investor owns the land outright. When contract gets signed and I’m ready to start, I reach out to my lender and they put the land under my company name to keep me liable if anything happens. I haven’t had any problems in the past but I would like to have a document for my future deals just so that the new investors feels more secured and safe that I’m not running away with his investment. 

 Once build is done and I receive the CO I change everything back under the investor once I get Paid or if it sells and everything is under the company, I Pay the investor the profits of the sale and I keep the rest to pay off the investor but  most of the time the Closing company does this.

Living here in SoFlo all my life and seeing all these concerns, my advice turn off the TV!

There are old areas in Florida where if we get hit hard enough it’ll be bad for that area but for the most part of SoFlo, we haven’t seen anything bad since Andrew and our houses have been built to withstand the hurricanes. 

I’ve done Remodels on homes built in the early 1900s and they are SOLID!!!! Built better then what Codes require us do on New Constructions. 

Native Floridians actually look forward to Hurricanes in my areas, it’s more of a feeling of Relaxing, hanging out, and enjoying the cool weather before, during and after.

Delivery would be like an extra $150. But yes, that’s what you’re looking at.

If you go up to WPB you may find some better deals from what I’ve seen from the Rehabs I’ve done for investors

Chris is right, you got everything else within range but the drywall its pretty off. The Demo is about right but the Drywall your looking about $54 a sheet, that’s the sheet, hung, and prepped with a #4 finish. 

If you want, I can take a look at the properties if possible and give you a better idea on what your looking at.

I include A 10 year Structural Warranty on all my New Constructions and it actually attracts more buyers for the investors.
