I have a park that we expanded and we did full electric on the new portion, I have another community that is 100% electric. The four homes in the picture attached are all-electric homes.

My other communities are hybrid.

Here are a few realizations that I have found.

1. The factories charge more for new homes with Gas its like $800 more.

2. Electric water heaters in my experience are more likely to have problems.

3. Many older parks don't have pedestals with high enough AMPs to power a fully electric home. Anyone that knows this better than me feel free to correct me but older parks or hybrid parks typically have 100 AMPs where you need a 200 AMP pedestal

4. Utility companies can add frustration when adding units, so I have opted for full power for that convenience.

5. Depending on your set-up you can generate power through solar or wind which you cannot do with gas.

6. Gas heaters do much better in cold climates.

7. If you add a full-sized AC unit you may need 200 AMPS of power anyways.

What else am I missing?

Look, I know the answer is having rich parents but I want to tell you what I believe is the quickest way to make something of yourself in real estate.

1. Learn to be the best operator out there in your niche


Anyone from any industry can give you the same type of money for the right deals but if you make yourself extremely valuable operating deals and rental properties you become valuable to those holding the money.


Think of a Doctor, they are great at helping sick people but know nothing about managing rentals day to day, and if you know how to find deals you become valuable to them.

 2. Find good deals

If you are working full-time in real estate get good at finding deals. 

This does a few things 

1. The deal starts with you 

2. You control the deal 

3. If you are finding the right deals consistently you know the basics of how to operate the deal

3. Understanding Creative Financing

If you know how to Find deals and operate deals, your limit will be financing. If you master creative financing you can find 0% down deals.

In 2023, I purchased 73 units with seller financing and 44 of those were 0% down loans.

Another one bites the dust. What they don't tell you when you invest in MHPs is that 1. These homes burn hot and fast and 2. The #1 biggest issue is the random but more consistent issues caused by people.

Of three fires since buying my first park in 2018 two have been arson.

Fortunately, this fire was minor and I probably just need some new carpet and paint.
