Good day Todd
First I would like to thank you for your service to this great country. We would not be able to do what we do if you guys and girls didn't do what you do. Secondly continue to educate yourself no matter what because the knowledge you gain will alway remp great reward. Stay connect with your local REI associations, listen to as many podcasts as you can and view as many posts as you can. Before you know it you will be instructing someone else to do the same.
Keep on investing & be blessed in all you do.

Thank you Wayne,
Now I know the next step I need to take and that's to find a hard money lender. Any suggestions?

Good day BP family,
I need to ask a question of the seasoned wholesalers/ investors and for their advice. First I would like to state that I am on my way to closing my first deal by wholesaling/investing. I have initiated an interest in a government owned property here in the local area with the listing agent and I need to know how do you go about writing this contract up as though I may assist it to someone else if I can not come up with the funding myself to purchase it. My goal is to purchase to fix and flip it by using a hard money lender but if that does not work how do I go about wholesaling the deal with an agent involved. I have heard that this is a little tricky so I need all the assistance I can get.
Thank you and be Blessed

Hey James
Being here in the BP family is a great blessing and opportunity, it should'nt be hard for you to find or connect with someone who will help guide you and give you the advice you need. You just need to keep connected with the blogs, keep asking questions, do visit any of the local REI clubs like "meetup.com" and you should be able to find who or what you'll looking for.
Be Blessed and look forward to connecting
