Post: Newbie frustration and my gut is telling me something aint' right

I initially wanted to wholesale since I have very little money, not so good credit, and have been unemployed for several months with just a few weeks left of unemployment income. I began attending my REI club meetings and networking and found a mentor and someone to finance me up to 30k in Canton city neighborhoods. My mentor advised me against wholesaling, telling me it would be very difficult for me to do that as a newbie investor in Ohio. Her advice was for me to buy and sell quickly on land contract to generate an income since jobs in my field seem to be nonexistent and I don't really want to deliver pizzas for a living. We began looking at neighborhoods where people are successful using that strategy. Working with an agent who works closely with the REI club members, I have seen exactly one property in the last month. I made an offer on it, but somebody else outbid me. OK, no big deal. On to the next deal, right? By the way, he did not call ME with the results of my offer, but called my mentor with the results.

I have given the agent all of the neighborhoods and search parameters I am interested in.  He has sent me exactly zero listings.  Whenever I call him, he talks over me, doesn't listen to my purpose for calling, and says he will call me right back, and then doesn't.  He never provided me with a copy of the paperwork for the offer I made even after asking twice for it.  I do know that he submitted my offer, because the seller's agent confirmed by email to me that they had received it.  I found a property on Zillow myself a couple of days ago and called him to set up a showing for my mentor and I for the next morning if possible.  He literally never called me back.  When I talked to my mentor the next day, she told me he called HER to tell her the property I wanted to see was a wreck and wouldn't be suitable for my exit strategy.  She assumed he had already talked to me about that, but of course he never had and just left me hanging wondering when I was going to get to see the property.  She strongly advises that I stick with this agent saying that he is an excellent negotiator.  Is this normal for an agent to only want to communicate with the mentor?  She's just my mentor, not my mommy! lol  I understand being busy and perhaps not wanting to spend his time to educate a newbie, but I'm really put off with this behavior that I view as unprofessional. 

Quite frankly, I'm wondering if I should scrap these relationships, start delivering pizzas and just start over finding a new mentor and agents to have breakfasts and lunches with lol  I expected to be seeing a minimum of 10 properties a week and already having at least 7 or 8 offers out there by now.  Are my expectations unrealistic?  Is this normal interaction between mentor and agent and newbie?  Any feedback or advice would be greatly appreciated!!

I am beginning to think the only way for you to profit from this investment is to charge all of us a fee to read the final outcome.  LOL

You are being abused by both the squatter and the court system and for Pete's sake, why isn't your attorney more effective?  It is time to go to the media with this.  It's very admirable that you don't want to publicize the methods this piece of crap has used to keep you from your own property, but enough is enough.  By now, I feel you don't just deserve to have your property restored to you.  You also deserve monetary damages for pain and suffering inflicted by the court.  And a new attorney.

That helps somewhat, but what would REALLY help is a glossary of commonly used acronyms on BP.

I wonder which "guru" recommended this strategy? LOL

I am only into the 2nd chapter, but I'm loving the info. I second the suggestions to make it available as a pdf file. This is really great! Thank you so much for the time, effort, and kindness involved in putting it together!!

Re: Windy Hill Hardwoods - I haven't been there in awhile, but I was thinking their granite prices were less than what was being discussed.
