Hey @David Kelleher you're not alone with these questions and doubts. We all go through this process. There are a lot of good markets, but even in those markets you need to know the neighborhoods as they change by the street.

Best of luck!

Hey @Brandon Hall welcome to BP! I had no idea the properties in Calgary was so expensive. There are many US markets in the midwest that we like and will provide exactly what you're looking for.

I'm curious, what kind of cap rates are you getting in Calgary?

Welcome to BP @Neil Anthony

Investing out of state without a proper team in place is scary. Once you identify the location, then you need to find a good turnkey team there. I would recommend going to visit to make sure the area checks out and so does the team.

You can use BP to connect with investors and realtors in that area and bounce ideas off them. Best of luck!

@David Soria I think what Raj meant is that the vegas markets isn't as strong for cash flow as other markets in the US.

I personally think vegas is still good for appreciation. all depends what your investment goals are.

Welcome to BP @Raj S.

I agree that Indy is a great market. I heard Salesforce is about to build a tower there. Where in Indy are you buying?

Welcome to the site @Ivan Oberon ! Guys, network with this guy! Having an investor friendly insurance agent is key, especially if your properties are long-distance. We stressed about this in our first webinar but you never want to be left unprotected. Good to have you onboard Ivan.

Hey @Anu G. welcome to BP!

There is a lot of great content here on the site and good people to connect to. you're dead on about cash flow, we invest here for appreciation and out of state for cash-flow.

Best of luck!

Cheers,

Vala
