Hey @David Roberts welcome to BP! You write very well! Regarding the rules, I think they're just guidelines and every market is different. I like what you said about real estate, you can control it so its up to you to make the rules and what you can live with and what you can't. For me the net cap rate is the most important number on Actuals not Pro-formas. So a property could meet 1% or 2% rule but not give me the net cap rate that i'm happy with than why bother?

Hey @James Tsuffis only the homes we live in. As for investment properties we invest out of state and have setup our teams there to manage our investments. not only do you get more for your money but we're finding net cap rates between 7-12%.

Hey @Jessica Clute welcome to BP! We love the Chicago area and invest all around it. 

The best advice I can give you is don't take a loan against your 401k unless you absolutely have to! You can invest in real estate by converting your 401k to a self directed IRA. I have written a pretty extensive blog on this so please check it out. There are lots of people here like @Loren Whitney who can help you with that process.
