that's a great rate of return George! I don't own any today but plan on to. Big bear is a great year around spot for LA and @Account Closed is spot on in getting larger places. We usually rent a spot when we have a big group going.

Hey @Tom G.  Welcome to BP! Out of state is the only we invest for cash flow. We are currently picking up properties in Indy, Chicago, Columbus, and Cleveland. The key is to setup a strong team in the market you want to invest.
