Have you read the BP beginner's guide? Those classes are a scam. There is enough free information and people willing to help you here. You're much better off putting that $33k towards a piece of property than a class where the success rate is below 1%.

You're on the right track! We see a lot of our local clients doing the same thing because of better cap rates and getting more for your money. California is a great place to live in but not for buy n hold investors who are trying to maximize cash flow.
My biggest advice is build a solid team in whichever market you end up going with!

Welcome to BP! Local in SoCal is tough as property values are high and cap rates are low. If you have a large chunk of money for a down payment then it may be feasible to go local. I would stress to build your team first!

Hey @Mary Fasheh the market is very hot right now so it is getting harder and harder to find such properties, especially in southern california.
When searching on MLS, look for properties with 90+ DOM and/or multiple price reductions. Also look for expired listings. That might be your best bet for finding a motivated seller!

Hey @Darren Moeller welcome to BP! I was just going to ask you what are you looking to invest in and saw what @Marc Carlson had written. I couldn't agree more! It's recommended to have multiple, but work on getting experienced in one before you go for another. A lot of people are doing flips right now because the market is hot and properties are appreciating. Flips are great for producing income but it is buy n hold that will produce wealth so we always say use your flips to fund your buy n holds :)

We've built teams of the best people in the markets we play in. Regarding property mangers, here is our take: Setting up parameters, expectations, and milestones are key. The owner should never manage the PM, but should manage the goal-posts. When they hit or misses them, you should incentivize or decentivize him.

We feel the same way here in Southern California about investing long distance. I would say your team on that ground in that city is going to be as important as the property you are about to purchase. We preach establishing your team first before purchase. Have you had your contractors and inspectors look over the property? One thing about older properties is that if they're not properly rehabbed it will be a headache for you, especially if you're not close to it.
