Hey @Alicia Evans,
If you're looking to buy notes, paperstac is probably the most well known place for that. I haven't bought any there but listed one of mine that we ended up holding on to.
As far as private lending, I would just make sure you are vetting the person you lend to. I have a fix and flip/wholesale company in San Antonio, TX and we use private lenders quite often.
A few things I would do before lending to anyone on any project:
1. Check references (title company, other private lenders, ask for details on past projects)
2. Make sure everything goes through a title company
3. Make sure the loan is collateralized against the property, in Texas that's a deed of trust and a promissory note, and we generally personally guarantee everything.

Lol yeah. Here is one of mine in canyon lake where the land value 10x'd in a year lol. Thankfully they havent found out about our 1400sqft addition yet.

Talk with local friends and fellow investors at the local meetups. They might need some money and you can use local title companies or attorneys. I dont know where you live, but there are plenty of real estate investors that meet in every city. If you have to drive to get to a meeting, drive!! I just drove 35 miles from San Antonio to The BREW, one of my favorite meetups.
Lol, you're not kidding.
And to add to that I've used private lenders probably 50+ times and have lended myself a handful of times. I would make sure I'm vetting the deal and the operator, but probably the operator more than the deal. It can be a relatively safe way to make good returns on your money but can also go sideways pretty quick.

It would also help to give a little background on your experience.
I've probably flipped near 100 houses at this point and wouldn't put a new lender on a 2nd position lien like that or on a project that requires 150k in rehab.
There is a lot a risk with this loan based on the details you provided.

@Jordan Moorhead Appreciate the shout out. I don't mess with homes in parks. I know there are some people that do and I'm sure there is a way to make money on it, but to me the juice isn't worth the squeeze. If they're on land I'll buy them all day.
