25/ton is on the low end, solid CL price. About as good as it gets. Wheelbarrow and shovels is brutal at this point and you'll pay more even with a bunch of 10/hr Home Depot workers (plus you take on liability)

I would only use composite in the NW. Long term costs will be much greater tearing up every so often to replace, and constant (yearly or twice yearly) maintenance on wood in the meantime ain't cheap or quick if you're doing it yourself! I live in Oregon and Washington for 12 years and never could figure out why people were still building with wood on outdoors, uncovered structures...

Small landscape business owner. Been in it 15 years and it's hard to impossible to make it in this industry working for someone else. Pretty much burnt out at this point, and excited to move towards fix and flips as my "job" while also building a portfolio in rentals and esp multifamily.

Shout out to @Account Closed, thanks for a fun and enlightening meeting this afternoon! This guy knows a whole lot about the subject-to method of real estate and has been doing it for several decades. I had not heard of anyone with much experience prior to this, although i have heard the term here and there. 

If anyone is looking for another tool to add to your investing arsenal, and this includes passive investors- talk to this guy!!

@Chris Jackson just want to toss out that in addition to getting the job, FHA does offer rehab loans that could work for the right property! 203k loan rolls it all into one.
