Fort Collins and most of the Front Range is extremely hot! 

Have you attempted to get deals in markets with a bit less pressure? And have you availed your self of the services of any wholesalers? There are a ton of deals out there, esp if you have cash to close/rehab, and wholesalers do all the marketing necessary for you for an small fee. Just make sure you get some first hand knowledge of markets you want to invest in long distance and talk to other investors there! There are some whole salers who are extremely good at what they do and will even run comparables for you or make a package showing rents ROI etc.

Great resource list above.. I would look into house hacking as one of the primary ways to build wealth and live free in the meantime! @Scott Trench most recent podcast and new book written gets into a lot of details on this.

Definitely! If you used a licensed bonded and insured contractor. And have a clearly written contractual agreement. Depends on your state what they require and if a board handles it or the courts.

Thank you! Curious more about the contractor they use in-house, but I have heard that the best time to fineness the goodness ones are early am!!

Hello, i am a new investor in the Seattle area. Wondering about finding the best lower priced contractors, and whether other investors have used services through Home Depot or Lowe's.. seems like pretty legit pricing on a lot of their stuff!
