How do I get ahead of the competition when contacting owners.do I check once a month to see if there is a list out ?

Ok I was looking Arkansas. And as far as doing the resource doesn't need to be done all in one day? and when I have different counties that are in different areas who can I pay and how much I pay to look at the properties. And shouldn't I first try to skip trace and contact the owners before the auction

@Bruce Lynn right now I am researching Arkansas. There are a bunch of tax states. I'm trying to figure out how to spend my time wisely and not be all over the place. question I don't have to finish all my research for one day. I can just do research and then come back the next day and do some more, etc. right as far as one State

Hi do anyone use investorflip.com? Is it legit and have you gotten deals? And properties data is it just better to get propstream

@Bruce Lynn thanks , do I need propstream ? And as far as data log just an excel spreadsheet should be enough. Can I send you my due diligence check list can you tell me what you think?

@Chris Seveney really busy with my little one in the am

Hi is there anyone that can help me fine tune how to train a VA to create a data log spreadsheet in excel. My budget is 1,500- 5k for land with equity and up to 40k for homes. I kinda got it but I think I am stuck in analysis paralysis trying to be perfect. I use chp gpt for help but there is nothing greater than someone with experience.
