Is there a way I can use ai or any apps to help me automate my marketing campaigns, sending emails, texts , reminding me when to contact owners etc? And are there already trained va's to help me get properties in an excell spread sheet so I can pick and chose the properties I want to go after after I give them my criteria?

Hi, I have a question. I am interested in buying tax deeds. I have a due diligence checklist that I am trying to put together. Hi I have a question. Do you do cold calling or do you just send the direct mail and wait for a call from the seller? And if I do cold calling what time should I do it is it disrespectful to do it past 5:00 p.m..
