I use a combination of BP calcs (not the most user-friendly if you want to make changes or run "what-ifs"), DealCheck.io (I like the UI a little better), and spreadsheets (customization for unique cases). 

I'd suggest DealCheck if you are looking at flips or buy-and-hold. Low monthly subscription. Otherwise, a BP membership is awesome especially if you are going to utilize some of the other benefits available such as the webinar archive, landlord forms, and of course all the calculators. You can always get a discount on BP by doing a webinar and getting a discount code.

If you've only received one opinion, get a second on the mud-jacking. Otherwise, tear out and build wood as others have suggested.

Builders in CO are really busy, especially around the Denver and CO Springs metro areas. If Denver, permitting is taking a long time. That being said, a year should be adequate but with fires, there are a lot of factors that could have slowed things down.

I don't know the cost differential, but I believe both are relatively cheap options. For longevity, go mug-jacking for sure. Leveling will fix the issue for a while, but if there is any additional settlement in the future, you'll be pulling up the flooring again. Of course, if you are holding short term, maybe it isn't an issue for you. If long term, my guess is the cost difference is worth getting rid of a future headache.

@Michael Kugler I don't have any SHR experience but to me this is a simple case of 80/20 analysis. Is she in the 20% of your clients that are generating 80% of your income? OR Is she in the 20% of your clients causing 80% of your problems?

If the former, approach her again with a proposed solution like setting the calendar to unavailable and only open dates when they are actually available. If the later, which sounds more likely, cut and run. If she is taking this much time away from your business, what other opportunities are you losing? I'd be saying goodbye.

Does anyone have some local Omaha/Lincoln lenders for conventional/BRRRR refi that they have had a good experience with? Looking for ability to close fast and works well with investors. Looking to secure some pre-approvals in the area to start looking back home.

I've had accounts at FNB since I was 5 years old, just not sure if they are really "local" anymore and if they will move quicky.

Any insights are appreciated. Thanks
