@Dayton Komarek You are doing the right thing by Jumping on BP! I just started my journey a couple months ago myself but I am a little farther along in life than you by about 12+ years. Read the  Ultimate Beginner's Guide and then How to Invest In Real Estate.  Also Rich Dad, Poor Dad to get your head pointed in the right direction.

From there, start networking. That has been my focus for the last 3 weeks and I can't believe how fast things start coming together. I just got my financing lined up so I can start looking for deals and investing.

I wish I knew then what I know now about House Hacking. It's a game changer, especially if you are young and flexible with your living arrangements. I'd say start there. I know that's where I wish I could go back to a little easier.

Thanks @Dale Nesmith . I'm in Denver and at least the couple near me seem to be right in line with each other. Good to know for the future though.

@Reggie Maggard when I researched my area a couple years ago, USPS was the cheapest. I pay around $120/yr. They all were within a few dollars though. USPS happens to be convenient for me.

@Matthew Perry Great timing to for people to start thinking about these!

My goals in no particular order:

  1. Finances: Buy my first property to BRRRR and acquire 2 other properties for BRRRR. Action - decide on the correct market and pull the trigger on the right deal.
  2. Creativity: Start blogging my educational journey in REI for my own accountability and reflection. Action - Keep learning and start writing.
  3. Health: Continue to challenge my diet by eating real foods and exercising portion control to maximize my physique goals. Recover from torn MCL by sticking to PT then hiring a personal trainer to maximize accountability in the gym. Action - intentional practice of discipline.
  4. Relationship: Be the best husband I can by supporting and being my wife's biggest cheerleader. One special date night per month. Don't get bent out of shape about the petty issues. Action - don't be an *** about unimportant things.
  5. Hobby: Take ASA 101/102/104 classes as an intro to sailing and allow me to bare charter a sailboat. Action - book the training classes.
  6. Work/Career: Be intentional at work. Work is time for work. Hours after work are time for all other activities including REI. Action - Apply "The One Thing" philosophy to cut down on "clutter" of work.

I think the main theme is to be more deliberate and disciplined in all areas. Looking forward to an awesome 2019. Good luck to all.

@Bryan Clement great observation. I am struggling with the same thing and have realized the same correlation. I travel a lot and that compounds the issue but I am trying to get myself committed to a better program. Hope others have some great actionable tips.
