What is a good color for the shutters and front door. This pic does not show it but we have new gutters already and landscaping to be done soon.

I was thinking buying new black shutters, keeping the rest white and painting the front door black or red. I have seen some brick on black that looked elegant. Any thought or other suggestions?

After rehabbing 35+ houses and hiring the top of the line contractor down to the guy who gets dropped off by uber. I think you can get quality work for "cheapish" rates. I am not a bottom dweller, but near the bottom. Every contractor has a different version of what it means to put food on the table. The older contractor with a family and nice vehicle will most likely charge more then the single young guy with a beat up truck and bad credit. For every good one there are 5 bad ones but I've been able to assemble a great team over the years at a fraction of what I used to pay - all from creating adds on Craigslist and intetviewing. So call around, negotiate. The savings is worth the few headaches.

 Do you ever email them if your getting ready to do a price drop? Maybe client was on the fence but a 5% price drop might make them take a second look?

First - let me mention that my wife is my real estate agent. She is not active other then then to assist with me in my business so she just goes off what I tell her for the most part in terms of listing/price. 

Is it acceptable to send an email to all the agents who showed your home if you have an offer coming in? We just had an agent say they are preparing to submit an offer. My thinking is we had 30+ showings in 24 days - some of those agents clients are possibly looking at other homes or not rushing but might make an offer if they know the home will be contingent.

On so many flips we end up selling the house to someone who looking at the house a month ago so which got me thinking we should let all possible interested parties know?

We just painted a another house a medium gray with white trim and I loved it. Can we do that here or does the roof ruin it? Any other color suggestions appreciated.

we always apply a set of stainless steel appliances in our flips. but for the fridge we typically just do a $650 top bottom stainless steel fridge from Home Depot or Lowe's. I noticed a lot of flippers are putting in French door or side-by-side stainless steel fridge. when I searched this topic in the forums I saw many flippers depending on location don't provide a fridge at all. it's only about $300 more for a French door but is it necessary?

I have not found a lender that is cheaper or with less than 6 months seasoning

 That's great news that should make everything much easier. Do you know if after I enter the credit card I can print older receipts or will be new purchases going forward?
