Post: How to track Home Depot expenses?

Right now we have 5 rehabs going on and I have 4 business credit cards spread out between different contractors. They all purchase 90% of supplies through Home Depot. Rather then having them save every receipt  - is there an easier way to track home depot expenses? I was hoping to go online and just print the receipts through Homedepot.com   - anyone know if this is an option?

I'm going to need a lot of roofs done this year possibly 10. I've paid a lot of different prices over the years. I paid way too much in the beginning before I new how much roofer can make in one day if you pay those outrageous prices.

So is $275 per square a good price for a two-layer roof tear off with labor material included? I found a few guys lower but they seem to be more like a guy and a truck. With this money roofs I want to hire someone who can handle the work.

A storm door is something they can add if they want. 

 We always do a storm door but it's the full glass view so it will show the whole door. Tenants like the extra protection and protects interior door

 The exterior paint and accent paint is in good condition. The sidewalk has already been replaced thats an old pic. We will be putting on a storm door and painting front door when we decide on color

We are remodeling this home prepping for a rental/flip. My first thought is to repaint the whole thing. But this green paint is actually in good condition. so I thought about maybe just changing the color of that accent green/yellow to something else?

Landscaping will be done. The roof is getting redone in black/grayish shingles. Thanks for the tips :)

I will add that most who approach us to negotiate preset fees over-promise on what they are bringing to the table. Think about whether your deals are clean and easy or whether your title agent is adding value to your business by going above and beyond to get deals closed. If your deals are difficult and yet you are asking for discounts, the relationship will sour. My $0.02.

I am using this title company because my hard money lender wants to use the same one to make closing smooth. We brought them 14 deals in the past 6 months. I would say only 1/5 is difficult in that they have to get pay offs and wait for docs from that state showing satisfied liens.

What portion of the fees should negotiate? Or maybe just ask them for a discount and see what they offer?

I am at the point where I have a enough volume of flips/rental properties that I negotiate everything from contract work to property management fees. Most people are good with reduced rates if I give them volume.

With that said - can you negotiate fees with the title company? We run all our deals through the same title company so they are in involved in 20+ deals a year between buying/selling/refinancing. I am not sure how many fees are standard and how many of them are bogus.

Need help with paint color for small bungalow -

New windows/doors/landscaping going in. What is a good color for a small house that I am flipping? I was leaning towards a medium gray?

I hear ya - the problem I run into is I call guys and they give me a price per square foot which they honor initially. But they never stick to there pricing as things get busier or they get more comfortable and try to make more money off me.


I want a guy who give me a price for X amount of square feet and can always give me that price.

They doing this to you on similar sized jobs? Price will go up if you got a short load on your hands.

Yes I understand that but I still feel like my last guy was gouging on the small stuff. What is a price per sq/ft  should I expect to pay for sidewalk blocks getting redone or a walkway?

I figure a decent sized driveway should be around 5/sq ft for concrete?
