I talked to several agents before I chose the one I did. He helped my purchase my first home. Problem is, all three agents said they worked with investors. I feel like they are blowing smoke more then anything. How do you know to what extent they know investing.

So is there negative if I call the listing agent directly and tell them I want to submit an offer over calling my agent and have him submit the offer.

I read how some investors have 10+ offers out at one time. How are they making these offers...through agents? Seems like a ton of work and not much money for the agent.

Example - for these homepath homes, can I call the listing agent and have them take care of an offer or do I need my own agent.

Not looking for 100% passive income. I will be hiring help for my other business so I can devote time to managing properties.

I just wont ever be hand on as far as rehab work goes.

Thanks Ryan! So what about the monthly cash flow they are saying these properties generate. Is that usually a fairly accurate number?

I am just starting out in real estate, but I own a successful business that I do well with. I have good credit/high cash reserves/great income to expense ratio. I will be using bank financing.

I see the investor selling these purchased a house for 17K, rahbbed in, rented it, and its back on the market for 66K. Am I really saving that much finding the deal and doing my own renovation?

I am looking to load on up some single family homes in Cleveland Suburbs. There are a couple business that sells turn key properties like the site below

For someone that wouldn't be doing any repair work, is this a good option? I know I herd before that you pay a premium. Just wanted some thoughts.

This goes for buy and hold. Assuming both result in positive cash flow, what do most investors do?

Do you make more money in the end getting the longer term and smaller down payment - Or is a shorter term larger down payment better.

In one case you use more of your own money upfront, but do you recoup this because of paying less interest to the bank?

I am closing on my first house to live in. Purchased a short sale for 94K. I wanted to do 10% down with 15 year loan. I wanted to do this because I can afford it and want to pay less interest. But this is a starter house and I want to rent it out in 3-5 years when I upgrade. So should I go with a 30 year/ 3.5% down instead?
