It might be hard to compare because I was getting a lot done. The paint a 3BR 1BA walls/trim/all doors + The entire basement floor and walls was quoted at $2100. Im thinking closer to $1200 if it wasnt trim/doors/basement. So yes $360 would be a good investment.

Oh No! I got quotes today to paint all the walls/trim/doors. Now I am torn and dont know what to do. This is a mid level rental - maybe I will just have them do the walls and I can do trim at another time down the road?

This is a B class rental in a decent neighborhood. How important is curb appeal? Is there anything you would change/improve in the front or back.
I guess I am wondering if things like getting the windows glazed, the house pressure washed, and or the owning removed are worth the investment.

I am going a subtle beige on the walls.
I know most BP member are painting trim white - But if I do that I will still have brown window trip and brown doors - do most of you guys replace/paint window trim and door as well?

I guess I am just not sure if making it a "livable space" is worth the cost VS making it a laundry/storage room. I think I will start with paint until I find out how much if any moisture is coming in.
Closed on my first property. This is a 3BR 1.5 bungalow in a B class neighborhood. I understand that when it comes to upgrades there are a lot of different options. But I would more comfortable knowing what experienced investors would do.
I plan on painting the whole house a subtle beige but do you guys all paint the baseboards white? Because that means I need to do windows to match. I will be paying a contractor approx $25/hour for work. So please tell me the most bang for your buck upgrades you would do to my houses bathroom...

This is a buy and hold rental I just closed on and I am looking for basement upgrade tips
This basement just had a full mold remediation done. The old tiles and drywall were taken out and this is what I am left with. I havnt seen any water but I am afraid to do anything like carpet until I know if there is moisture. Any benefit of trying to make this nice or should I just leave it as a grungy basement with a washer/dryer.
I will be paying a contractor approx $25/hour for work. So please tell me the most bang for your buck upgrades you would do.
