We just finished the inside now we want the outside to match. This is going to be a rental unit.

They previous owners painted the front redbrick white which I hate - I dont like the looks of it or the maintenance (ideas?).

What are some other cost effective cosmetic upgrades to add some curb appeal to this ugly duckling. Its winter in ohio but I would still appreciate some landscaping ideas for hardy plants.

My main goal with investing is buying below market and hopefully making a lot of money when I sell in 15-20 years through appreciation. With that in mind - does it make sense to improve the property over time to prepare it to look great by the time we sell.

Example - every time we have turn over, get in there and make an improvement such as new cabinets/nice landscaping.

So are continuoous imrpovements worth the investment ?

My close friend put new carpet in the 3 bedrooms for $350 so replacing that would be a minor expense. The hardwood can get pricy but its not in the best of shape to begin with.

There is hardwood in the family room. I am not clear on the pet deposit, usually its $500 for a dog so I am thinking they would ask for more with 3 - I am waiting to find out. Seems like the $300/month extra in rent + pet deposit should cover me?

We finished a rehab in a B/C class neighborhood. The house has been listed at $1300 for 2 weeks. I just got this email from my PM - would you rent in this situation....? I am leaning towards a yes because its December.

I have a client, a family of 4 with 3 dogs, in need of a rental for a 6 month lease with possible month to month after that while their home is repaired from a fire. They would be willing to pay $1600 per month, for the shorter term + $500 pet deposit. The insurance work is usually close to the estimated time frame and the month to month thereafter is not usually necessary. The only thing would be the three dogs (mastiffs). If you were to consider, we would have the commission reflect the time period - 1/2 commission for six months in this case. It has been quieter lately with fewer requests for showings. So I want to make sure you have every possible opportunity to consider.

I am an investor in Cleveland looking to buy a vacation rental in Florida that we can stay at and rent out (will be using property management).

We want to be on the beach if possible - I am still in the very early stages of research so I don't have a realistic expectation on prices yet.

I am not worried about cash flow as much as being in a strong market that makes sense for a long term investment.

So what areas in Florida are still undervalued where you can get deals near/on the beach?

I want to purchase a vacation rental in Florida that we can vacation to and rent out. Aside from finding a local agent, looking for properties, and locating a property manager.... Are there companies that specialize in making it more of a "turn key" experience?

I guess I am picturing a company that sells and manages vacation rentals.

That clears everything up. This sounds much easier than getting someone to put a camera in the downspout and or snaking them.

Is there any downside in cutting all my gutter down spots and running them away from the house with an extension piece instead of into the ground downspout?

All three of my properties have issues with clogged/bad downspots in the ground.

Also - How many times/ year do you get gutters cleaned....I am in the northeast so I am thinking twice a year but is that overkill?
