I just had my 1st property in Toledo lead inspected and certified for 6 years. The process is simple as long as the pre-cleaning is done correctly. Communicating with tenants has to be the key to overcome the fear of this lead ordinance.

@Andrew Fidler Just a clarification. Although I'm a charter member of the new PIN group, Toledo REIA is still alive and kicking with about 200 members.
Either one is an excellent choice to join. Whether a novice or an experienced investor, you'll always learn something new.

@Curtis Hummel All these 3 areas are the hottest and toughest to find anything especially multifamily. And, if any shows up, they are non negotiable. IMO, it's a little bit easier to find in a good area in Toledo.
If you need a good experienced and an investor realtor, l have one I've been been dealing with for years.

Greetings,
I know a lot of landlords and investors are worried about the Toledo lead inspection and the ordinance, especially the dust wipes.
It seems that most landlords want to comply with the Ordinance but are shy about expressing their mixed feelings in public. I understand, I get it. I went through the same denial process.
I also understand and respect both tenants and other landlords who oppose the entire Ordinance.
The new Toledo Lead Ordinance Compliance Group
will be an educational guideline on how to achieve low lead dust wipe results, how to clean lead dust and how to prepare the property for inspection even when it's occupied.
Local lead inspectors will be encouraged to participate and share their opinion and experiences without the fear of retaliation.
It's a group for landlords and investors who want to understand & comply from documented experience. The real objective is to reduce the anxiety and the stress due to this Ordinance. The idea is to do something positive to help others who want to comply.

@Santosh Bhor The Toledo lead ordinance doesn't call for abatement. I serve as a volunteer on the board of Lucas County Health Department Lead Task Force. Also, I'm a certified Toledo lead inspector and will be Ohio certified very soon. For more information about lead, you can contact me directly.

I thought I recognized you. I was there when Mark spoke about his plan for the first time. I knew several investors.
The same here. I started as a listener but I had no choice but to get involved in this mess.
