@Nisim Biton yes ask your cash buyers buyers exactly what they are looking for then setup your marketing to find those properties.

Owner financing can be a good option but the sale price of the house is what matters.

There are many forms of marketing so figure out what which one works for you.

@Peter Fuentes do you know how many people died in the US last year? Nearly 9 million. Many of them owned a home. We have helped so many family members who have inherited a home...that type motivation will be around awhile. There are many forms of motivation....the real question is how can you help those motivated sellers? Figure that out and your on you way.

@Nisim Biton become the expert though podcasts and books then go meet cash buyers first. You need to know what your looking for before you market for deals. Once you know what a buyer(s) want, decide on one marketing technique and again become the expert at that marketing technique. DO NOT TRY TO DO MORE THAN ONE TYPE OF MARKETING when starting out, trust me.

@Oluwasegun Oluwadele meet your potential buyers for coffee and learn exactly what they are looking for. Obviously once you find them a deal that fits your criteria, they will communicate more. If you cant get anyone to meet its either your approach (focus on them) or the wrong buyers.

You can pull lists of cash buyers so find the right ones.
