@Marlon Jackson of you operate ethically and honestly you don’t need a license just to wholesale. If you have plans to be an agent, then by all means you want to get your license.

If you can help people that need to sell and match them with buyers that want those properties, you will be credible.

@Christopher Kolasa what are others doing in this Neighborhood? Remodel to the neighborhood and in your case related to rental properties.

I would leave the bathtub most likely. Remember renters will not treat your house like you would. You want the house safe #1, functional #2 and clean #3. I have a blog in my profile with remodeling tips you can check out.

@Kent Santin if you are going to flip your first house it needs to be as close to you as possible. There are so many issues and decisions that need to be made, don’t compound the work by adding a long commute to the job.

@Robert Mittendorf I dont like the sounds of this deal at all. I think you are asking for a ton of issues if you try and rehab ling distance especially if you don’t have a local HIGHLY trusted contractor.

@Edwin Campos I started by buying rental properties. Start where you can. The worst thing you can do is not do anything. Take action my friend.

Figure out what aspect of real estate you want to be in and start. I have a blog in profile that talks about starting in real estate. Check that out for help.

@Herbert Sykes you need more numbers. This is a numbers game. We have about 400 - 750 probate cases a month in Dallas. We contact all of them.

Get your numbers up.

@John Thedford if you are so passionate about tearing down any and all “wholesalers”, why are you wasting your time on BP?

Go spend some money and setup a training program so you can give everyone who lives in the US your knowledge bombs. I am sure that will go swimmingly well for you.
