@Kevin Smith I would learn the entire real estate industry and see what facet of the business interests you. Wholesaling for most people is not free. You will either spend a ton of time trying to find deals or money on marketing. I spend $4500+ on my marketing.

I would learn all you can, network with locals and see how to start. Every market is different so what is popular and working in my market may be totally different in yours.

@James Wise this strategy may not work for you but works for others. There are multiple RE strategies that can result in a win win for both homeowner (seller) and investor. I don’t understand why we need to argue over who is right and wrong.

If I personally don’t understand a type of strategy I don’t use it until I am 100% sure I understand how it works, the legal issues potentially surrounding it and ways it benefits a seller.

Ultimately good investors are customer focused first. We as investors need to learn from each other on here to ultimately bring more value to the customers in our markets. The negativity gets old.

@Matthew Olszak I totally agree with you. Wholesaling is tough but when it is done correctly it is magical.

@Callen Stewart if this is a rental you need the kitchen and house to be SAFE, clean and functional. If the existing cabinets can be salvaged then keep them. No need to move things around as it seems like there is a decent amount of space. I also would not add an island for now. You can always do that later but I am familiar with houses in Lubbock and you will be fine without it.

@McCall Russell your theory of wholesaling is correct. It is a very simple process that is very very difficult to execute. Learn all you can on this forum and look at a lot of properties. Many people on this thread have good input like knowing the laws in your area as @Will Barnard mentions.

@Giacomo Bugatti you need to vet contractors then watch them like a hawk during remodel. At the end of the day your leverage is not paying them til work is done and done correctly so DO NOT PAY BEFORE WORK IS DONE. if you do those things you might be ok.

@Matthew Childs finish the walls. Most people are not good at visualizing the “after” effect of remodeling. Get it done so they can see the finished product.

@Christian Smith I totally agree with @Marcus Maloney on the marketing. You need to spend 95% of your time on this. Will you probably try 10 different ways of marketing which is fine. Once you figure out the one avenue that works best, become the expert at that one marketing method. This may take a while but is the best way to start.

Once you have the first marketing method providing leads, you can stack another on top of it.
