@Benjamin McGuire don’t be so worried about the equitable numbers. Figure out how you can help homeowners in trouble and match them up with investors that want houses. Wholesaling is exactly that but the details can leave you paralyzed. What do you bring to the table? What are your strengths? What do you know about the industry?

Use these answers to develop a game plan with the only intention of helping bring sellers and buyers together. When you learn to be a valuable asset because you know how to do this, the money will come.

@Bryant Wooding I use Callrail which provides tracking numbers. I have one for my website, one for direct mail, etc. you can setup a new number for each rvm campaign. You just need to learn to manage all the data. Im not the best at that but its important.

@Anytwonette Jordan if the buyer’s attorney knows how to do assignment deals, I would talk to them first. They may be a good contact for you.

If you decide otherwise, ask around. Facebook groups, RE agents you know. You need an attorney that understands wholesaling.

@Andrew Donnell learn everything you can on here, from blogs and youtube. I have two blogs on my profile you can check out. In the beginning, you need to spend 95% of your time marketing for deals. The other 5% on everything else.

@Bryan Hart I use the standard TREC (texas real estate commission) real estate contract for assignment deals. Im sure your state has one as well.

@Joseph Hernandez you need to spend 95% of your time figuring how to market to find deals. The other 5% on all the other things. Learn how to market honestly and in ways that help people and you will figure this thing out.

@Ann Lamm some real estate agents understand the wholesale side of the business. Others do not understand it all all. We work with a couple agents all the time by referring leads to them and vise versa. There are some leads we get that need to be listed and sold on mls to achieve the best outcome for the homeowner. Those leads we send to our realtors. Other times our realtors have a homeowner that needs to either close quickly or have a ton of repairs needed and selling on mls is tough. They refer those leads to us. Find a couple good ones and work together to help more people in your market.

@Christopher Kolasa I like prefab quartz or granite for counter tops but sometimes you can get by with formica. I would not put custom granite or quartz in usually unless its a high end property.

@Jemarcus Best I agree with David. Push the closing back. I would be a little curious why they need 45 days. If they are motivated, my curiosity antenna would be going up. If they don’t have a very good explanation for this, I would be cautious something else is going on.
