@Herbert Sykes this is a tough process. Are you sending direct mail to them or trying to find their phone numbers? The issue with this approach is even if you find someone it may be weeks or months before they are ready to sell due to the probate process taking time.

I would figure out how to mass market to more people and let them come to you. This is much more effective.

@Kyler Ng great job finding your first deal and you number are pretty good. I would challenge you to NOT do the work yourself and hire it out. If you do the work yourself you will not be able to look for your next deal. Once you feel the power of owning a business and seeing work on a house get done from others, you will understand what Im talking about.

Great job and learn as much as you can. Do another and apply what you learn. Don’t over rehab the property. Stay consistent with the neighborhood.

@Jolind Tays this should not be an opinion based conversation. Look at what the neighborhood is doing. If everyone with similar specs are finding space for laundry rooms then do that. If most people are excluding it then you know your answer.

DO NOT OVER REHAB. I bold this so you remember this FOREVER.

@Griffin Stephens most have answered already but Ill mention this. When you have the repairs financed through a hard money lender you have to stick to the budget and plan you submit to the lender. If you make changes they may not fund the change. I would recommend finding a lender you puts up the money to buy the property and you handle all the repairs.

@Eldrick S. Congrats on your first deal. We use the TREC 1-4 family single family contract. There is no issue assigning the deal. Just make sure if you are certain about doing that you tell the seller so they are not surprised about it.

@Courtney Cleveland I would back out of that deal unless you are in it very cheap and look for a single family home instead. You have no control over the condo assessments and could be very costly down the road. There are plenty of good single family homes in ATL with much lower risk.

@Veronica Knight I feel your anxiety. You want to start doing deals now but I can tell you from experience...take your time and develop your marketing strategy first. If you try to do 7 different types of marketing you will be average at best at a couple of them. In a market like Houston you will fail. Pick one marketing tactic and become the authority in that method.

Your next question - how do I become an authority in marketing strategy X in Houston?

Easy answer - figure out your Why. Thats it. If your why (why you are doing this biz) is strong and deep enough, you will figure out the How.

You have to mentally be All In or it will be tough to succeed. Even with a strong why and All In mentality, wholesaling and RE in general are tough. If this post hasn’t scared you off yet then you might have what it takes to achieve your dreams through Real Estate Investing.
