Many investors and realtors believe their biggest challenge is knowing the real estate market, keeping up with trends, or having all the answers for their clients. While knowledge is important, the real problem for most agents is not understanding lead generation and marketing. You can know every stat about your local market, but if you don’t have a steady flow of clients, that knowledge won’t get you very far. If you don't have people raising their hands wanting to speak with you, FORGET IT. Nothing, and I mean nothing else matters. It takes two seconds to find out how to comp a property. It takes minutes to determine a scope of work. We got software that'll tell you everything you need to know about a market in one minute. The agents and investors who thrive are the ones who learn how to attract leads, build a brand, and market themselves consistently. Without that, even the smartest and most experienced agents struggle to get deals done. The truth is, real estate is a business built on people and connections, and the agents who master lead generation and marketing end up with more opportunities, more clients, and more closings. That's why it's mind boggling how people are willing to throw $3,000 into a sales training, but not $3,000 into marketing. Trust me, you throw $3,000 into marketing, you'll learn sales real quick and will get easy people to talk with anyway.

Most struggle in real estate because they think like a real estate agent.

They don't think like a marketer.

Hear me out.

Once you think like a marketer, that's when business happens.

That's when you as a real estate agent actually drum up business.

Spending time with your broker at a coffee shop to analyze

what neighborhoods are best for opportunity is pointless

if you have no one to talk to who is buying or selling a house

in said neighborhood.

Without leads, everything else is almost pointless.

You can learn all that other stuff rather quickly.

It's the difference between just in case learning and just in time learning.

If you're not getting leads, you're probably spending a lot of time

driving clients around and/or taking listings you know make no sense.

Think about how much AI is going to replace. It's more accurate than doctors in diagnosing an illness, you have companies like Anduril Industries founded by Luckey Palmer that are today's Skynet because they have a more perfect an accurate defense protocol than human pilots, plus no one is harmed in the marking unless you're the enemy. I'm learning coding and how to build AI agents and automations and I'm telling you as agents, you don't have much time left. You have maybe two years to really give it all you got before many will be outsourced by tech and doing a real estate deal will be like buying an iPhone online, it'll be a new wave of consumer tech. Lawyers are even being replaced. Yes, there will always be a place for the human interaction, but we are at a "survival of the fittest" situation way worse than I've ever seen. 2012 and 2020 weren't as scary as this. I'm not trying to fear monger, I just think we need to tell the truth and create urgency. You don't have much time to really make it happen in becoming a massively successful agent if you're not in the top 5%, let alone 10%.

The biggest flaw many realtors make is not continuing their education in how to work with investors. Most agents are taught the basics of helping a family buy or sell a home, but that only scratches the surface. When it comes to tougher deals like foreclosures, probate sales, or fixer uppers, investors are often the best solution. But if an agent doesn’t understand how investors think, how they run numbers, or what kind of properties they want, those deals end up slipping away. By learning how to serve investors, agents can step into situations where other agents walk away. Education in this area is what separates the average realtor from the one who can get deals closed in any market. The more you understand investors, the more opportunities you unlock. That's why I'm so grateful for BiggerPockets, because it makes the process so much simpler. From our calculator tools, to using our agent finder, speed wins. Time kills all deals. The longer it takes to get a deal done, the longer it takes for you to reach financial independence. We have the education, we have the clients, we have the ability to learn from eachother in the investing space better than any other community.

Wholesaling houses has become a hot topic because some states are making new rules or even banning it. For anyone who is new, wholesaling is when you get a house under contract and then sell that contract to another buyer, usually an investor. The problem is some states say this looks too much like being a real estate agent without a license. Places like Illinois and Oklahoma have put strict limits, and others are starting to follow. Some require you to have a license, while others say you cannot advertise a house unless you own it. This makes it harder for wholesalers to do deals the old way. Before trying to wholesale in your state, it is smart to check the local real estate commission rules and maybe even talk with an attorney. Laws are changing fast, and what is fine in one place might not be allowed in another. I want to hear from others here, what states are you seeing changes in, and how are wholesalers adapting?

I remember when the Colorado state approved contract from DORA had assignability as the second clause of the contract. THE STATE contract approved and used by all real estate professionals had it. But that was at a time where also there wasn't even this idea of a wholesaling guru or double closings to hide how much you're earning.

I say all of this to say if you're a newbie in real estate and you're interested in wholesaling you should partner with someone and do away with wholesaling in general. Find an investor or two and have an agreement to act as their acquisitions manager. In other words, you help with the marketing, you help with the appointments, you help with the sales. Everything you do as a wholesaler anyway except you're saving someone time so they can work on the business, but you work in the business.
