Hello BP--
I have buyers who want mobile homes. I'm brainstorming ways to market to mobile homes specifically since they don't typically show up in the lists that I buy. My ideas are:
- Call trailer park managers and get them to bird dog potential owners who want to sell.
- Send simple fliers to every trailer in the parks I target.
Any other ideas? What have you done that works?

Hello Mike, I would second what Trevor said about turnkey properties, and I would suggest turnkey properties in the midwest because they are extremely affordable (<$50,000). With the same amount of money you would need as a down payment to finance a $150K-$250K rental, you can own a midwest SFR rental outright and get similar cash flow.
@Gary Parker, I'm not finding anything in the Utah County page specifically addressing the tax notice address. I have a property address and a mailing address in the Property Information page. They are the same. Does that mean that the owner lives there?

As I've been driving around neighborhoods I'm seeing boarded up homes and others that look vacant. I'm not sure how to effectively contact the owners, though. I've tried looking up tax records but I'm just not sure what I'm doing.
These are in Utah and Salt Lake Counties. Help?

Do you work with wholesalers and repair them or do you want turnkey?
What kind of multi family unit do you want? What characteristics (bed/bath sq ft, acreage etc)?
What areas are you interested in?
Price range? ROI target?
How quickly can you close?
