@Bennie Leija sorry about your frustration with your Realtor.

Real Estate Agent have Fiduciary Duties to their clients, they are:

  • Loyalty.
  • Obedience.
  • Disclosure.
  • Confidentiality.
  • Reasonable Care and Diligence.
  • Accounting.

Something is obviously missing or lacking here. 

How experience is your Realtor selling New Construction? As you mentioned inexperience/new Realtors will not understand the steps and designs.

You need to identify and work with an ON-FIRE Agent. They will make your life easier and save you from this kind of headache.

ON-FIRE Agent means they are:

O - Organize (The Investor-Agent must be well-organized)

N - Network (The Investor-Agent must be well networked with other Real Estate professionals like Lenders, Appraisers, Property Managers, Inspectors, Insurance Agent, Contractors, etc)

F - Focus (The Investor-Agent MUST Focus on YOU)

I - Investor/Investment-Savvy (MUST be INVESTMENT SAVVY)

R - Responsive (Must Be responsive and answer your call/text)

E - Experience (Must be an investor or have experience working with investors)

Savvy Agents will put your interest first and not theirs.

I call this type of Agent an ON-FIRE Agent. They will make your life easier and save you from costly mistakes.

@Gregory Schwartz I agree with your point on top producing agents. This could be single-family or multi-family.

Also, the Big Brokerage does not mean they are better than the Investor-Agents with small brokerages. All the matters is how well they have worked with investors both local and out of state investor. 

Also, biggest does not mean the baddest, in fact they may not be the best for new investors that need more handholding and guidance.

The BiggerPocket has also made it easier for any investors to connect and interview ON-FIRE Investor-Agent (Not Just Investor-Friendly).

Make sure to understand the market and the cities so you have better serve your clients.

@Jose Terrones 97% of condos and townhouses will not allow AirBnB.

Because of your tight budget and limited experience, I will suggest you focus on single-family within and outside 610 Loop.

Get yourself a good investor realtor (Investor Agent) and have your pre-approval letter ready so you can be able to move swiftly once you find something that meets your criteria.

@Michelle Crochet Yes, you can still find them in Houston and surrounding cities...Not in Katy, Cypress, Spring.

You will need to constantly analyze a lot of properties and move quickly when you find one. 

You will also need a Rockstar Investor Agent that has your interest at heart and willing to make several offers for you because you will be competing with other 49 serious buyers who are mostly non-investor.
