Do you have other alternative funding methods besides hard money?  If the deal is good and you don't want to handle the rehab, you can try to wholesale the deal.

I lived in San Jose for about a year. The real estate market must be crazy in the Bay Area right now. I decided to move back to Seattle and found real estate opportunities to be more fun in WA.
