Hey Chris, welcome to the BP.  I got my real estate broker license while I was in college as well.  Sounds like the right move.  

The easiest way to get money for real estate is to have a job that isn't considered self-employment.  Then you can apply for a mortgage.  That is generally the cheapest way to get money to dump into the real estate market.  

If you (or you and your partners) have enough cash to do a couple flips, that's even better.  You can consider hard money as well, but that makes things a little bit more risky.

Note: I am not a foreign investor.  I am based in the US and would love to learn more about people doing anything real estate thru EB-5 programs.  

Do you start off by creating an EB-5 regional center?  How do you justify the employment requirements?

 Thank you! What is the equation that I use to find out rent amount for the prorated month?

To be precise.. for a January 8 move-in, you would do 24 days / 31 days * $1000 = $774.19

Are you looking for something specifically in Florida?  Usually the state Department of Ecology is a good place to start to find out info about these properties.

Kyle, it is common to collect the full first month's rent of $1000 the first month and the prorated partial rent on February 1.  That will give you more protection than collecting the prorated rent the first month.  Best of luck!
