Just some random ideas...

  • Do you currently own property that you can pull equity out of?
  • Are there people you know who can lend you money?
  • Have you looked at p2p lending sites like prosper, upstart, lendingclub?
  • Last resort: credit card cash advances .. are you able to add it up to the amount of money you need?

Best of luck!

Property prices have gone up over the past couple years, which makes it difficult to find high yield properties.

To obtain the highest yield, you would need some creativity.  Possibilities include: building a portfolio of carefully chosen condos; in-city rooming houses; and renting out to marijuana-related businesses.  Note that there are caveats to each you must also consider.

Let me know if you have any questions.  Best of luck!

Congrats Roy!  Starting at a young age is great.

A lot of my peers around our age have not gotten into the whole real estate game.  It will be more challenging for them to catch on later.

Hi. Have you guys looked into holding condos as rentals? With careful analysis of the HOA's condition, there are a still good opportunities that have potential for appreciation and can yield cash flows at around 8-10% cap.

The ones I am talking about are around $100k or less and rent for around $1000 per month.

Contact me if you want to chat more about these opportunities.

Regards,

Adrian

I am not based in Atlanta, but based on my experiences in the Seattle area - usually MLS and county records are most accurate. CoreLogic offers a number of database products to title companies and real estate professionals, so those tools would contain up-to-date information as well.

On the other hand, I have found information aggregated by zillow.com to be quite inaccurate.

Best of luck!

Hi Jason,

Welcome to BP!

I am a real estate investor based in Seattle, WA.  It's great that you are able to do the work yourself - definitely makes the rehab/flip process easier.  Best of luck!
