Hi Elanchelvan,

I lived in San Jose for about a year. The real estate market must be crazy in the Bay Area right now.  I decided to move back to Seattle and found real estate opportunities to be more fun here in WA.

The paint and the roof is fine.  It's a seller's market within Seattle city limits.

The Seattle area has some good niche opportunities.

In particular, condos under $100k (rent out for $1000-1200 or so) and single family houses under $250k (rent out for $1800-2300 or so).  

Another creative opportunity are 8 bedroom houses inside Seattle city limits - take advantage of the zoning code loop hole where 8 un-related people can live in a single-family zoned home.  Rent out each room for $600-700 a pop, ~ $5k a month cash flow right there.

I am a Seattle-based real estate investor and broker.  In the brokerage side of things, I primarily work with investment-focused clients.  Even for the buyers looking to purchase their own home, I work with them to find the best undervalued deal that fits their needs.
