Is your LLC pass-thru (uses your SSN) or does it have its own EIN? You can always just do your own taxes. Turbo Tax is a good software.

Man, the zoning codes are cumbersome. Each city has a different naming system for different zones - rural, MF, commercial...
What would you say is the best way to get a better understanding of zoning codes?
Totally agree. Everyone tries to learn Seattle land use code. You can try that. Or perhaps you can pick a different city, where there is less competition.

Yes, it is a common problem.
Get the issue fixed first. Make sure the tenant is happy.
Check out the roofing company's reviews. Do they take negative reviews seriously?
You can always hire a lawyer or try to claim thru small claims court as well, but it does not seem like it would be worth the hassle and cost.

Yes, we do this all the time. Depends on what jurisdiction your property is in. Is your property in Seattle city limits? Unincorporated King County? Or a different city?
