Hey Felix I graduated this year (2010) aswell ; I got my Real Estate License and im working for Keller Williams here in Kansas City would love to network with you.

I know here in Kansas City we have something called the "abandoned housing act" which would allow you to serve a formal notice to the landlord and cite them for code violations that might occur when a house is vacant ( overgrown weeds etc) if the problem isn't corrected you can actually take over ownership of the house for very little if the court decides that you or your organization owning the house would better the area I don't know if this helps or would even work with a mortgage. :(

Thanks everyone for the warm welcome !!! I have completed a few prior wholesale deals but I am looking to eventually rehab and hold property long term, I also want to eventaully hold multifamily housing long term and revive certain neighborhoods around the Kansas City area. Since I became an agent I have realized that sellers need more help right now than buyers. With so many people being upside down and not realizing what there options are at the moment I am more into helping sellers more so it feels a little more personal which I like. I have been looking into the local reia and will attend next weeks meeting looking forward to that & how bout them Chiefs season might be a little shaky but Im going to stick with them through it all eventaully we will get there...lol
