Post: Anyone Ever Bought Storage Unit?

Hello BP I have been watching a show on A&E and I have passed by when public storage facilitys have been in the process of auctioning off peoples storage units, I was wondering has anyone on BP attended these type of auctions, any stories ?, just a random thought.!

Its always stipulated in the listing agreement , I always put my listings at six months but I have seen some agents who always do 90 days some go for a whole year generally the agent wants it to be as long as possible 1) for the obvious reason they have longer to sell 2) most have a sign with a rider with there name and contact info and you generate a ton of leads like that, Most agents try to gauge how comfortable the seller feels if the seller was stuck with a lousy agent for the last year who didn't get there house sold there might be a good chance they wouldn't want such a long listing agreement with the next agent !

Ive tried direct mail before and I didn't get to good of results not to say that it's not effective but I wasn't to successful. The best source of leads is definitely referrals , talking to people , putting yourself out there, I mean when I get mail if doesn't say Kansas City Power & Light, Gas, Or A Tmobile on the front. I honestly don't pay much attention to it but I do know other agents who are successful I would think the key is to stand out and make it personal as possible if that makes since!

Thanks for all the information , I have been reading a book called the 16% solution and got some advice from some local investors here in Kansas City they say the hardest part is playing with the "big dogs". I live in Missouri and from what I learned the sale is once a year in mid August and only Missouri residents can bid, I plan to attend this August and see what I can manage to do ! :) @Cl Jones I will check out your site tonight.

Good Question !!! I have been down the whole 203k loan process when I was trying to process a loan for a buyer, I will tell you its a real headache there are so many stipulations and rules with these loans. I personally don't see where it would be a problem on HUD's website it says

"Can an investor use the 203(k) program?

No. In October, 1996, the Department placed a moratorium on investor participation in the 203(k) Rehabilitation Mortgage Program.

If you designate that as your primary residence and intend for that to be your primary residence I don't see a problem if your getting at trying to process a 203k loan for a rehab in Houston and staying in Shreveport and plan on saying your rehab is your primary residence and justify it by saying "I don't have any investment property's" I think your asking for trouble! :)

I personally like Tyrone Taylor "The Flip Man" (GOOGLE IT) but he puts for the most part all of his videos on youtube, there so much information on youtube! I have payed for a couple courses and for the most part its the same information worded in a different ways I would go to youtube and search wholesaling and try your luck , in the end the process is the pretty straight forward find a hell of a deal , get it under contract, and find a buyer ! :)

Hello Biggerpockets I have always been interested in tax sales, I have done some due dilligance and I have the basics down or atleast I hope I do :) . I was trying to find out who plans on participating in any tax sale in 2011 ? For those who don't incorporate tax sales in your business model why do you choose not to ? (To risky, Not your style?) Finally anybody who has invested in tax liens is there anything you may have learned from experience.?
