Have any other agents had any problems selling HUD Homes? I am to the point that when a client calls and wants to view a HUD Home I refer them to another agent in my office , I have submitted full price offers on HUD Homes and had them rejected I was told that broker commision is not included in the list price for some HUD homes , the listing agent commision is 3% or 1250 whichever is greater while the buyers agent commision is the same but we can negotiate our side down , My question is have any other agents had any problems with the HUD Bid Process, I feel like it really forces the buyer to go directly through the listing agent since there commision is pre-set they can get away with offering less with a greater net to HUD , I will stick with the Fannie Mae & Reos !

I got the same email , I payed my board dues last week and closed a deal on friday with two more set to close Monday so I won't complain.

I figured that I just didn't know for sure , his payment is low enough I think I could generate a decent cash flow being young its hard for me to qualify get a loan to buy investment properties.

I met a guy today who came to me wanting to possibly do a short sale , his job is transfering to Florida and he leaves sometime this summer he owes 60k on his house and has never missed a payment so his loan is in good standing , he is upside down in his house I haven't done a indepth CMA but I know the area good enough to know there is no way he could sale his home the traditional way and not avoid bringing money to closing the guy is 65 and said he doesn't want to buy a house again he will stay with his family after talking to the bank ( local bank ) they said they werent to inclined to do a short sale and if they did they would most likely go after him for the differance so I was thinking about possibly trying to take over the property subject 2 any thoughts?

I got a call today from a friend that he wants me to list a house that is going to be a short sale he is not listed on the loan but wants me to make the listing agreement between my Company and him, I think the answer to this question is pretty obvious but I wanted to know has anybody ever done anything like this before?

That is entirely up to you if the offer you are making to the guy is a lot lower than you think he want I wouldn't even bother but a whole home inspection isn't a whole lot of money many people use the inspection to uncover latent deffects that you may not realize initialy if you could find a good handy man they may be able to point out what needs to be worked on and most contractors give free estimates I would do it that way but like you said at the same time the property must pass and inspection and appraise in the end if you are seeking conventional financing , I would find out if the guy is really motivated to sell first of all the inspection comes after you have a accepted offer not before .
