@Nick Schroeder welcome to BP!  If the mortgage lender didn't mention a 203(k) I'd get a new one!  I recommend talking with a few before deciding on one.  I also recommend using a 203(k) specialist.  He/she basically coordinates all the different people and makes sure the requirements for the 203(k) are met.  It's $500-800.  My brother didn't use one because we didn't know about it and it would have been well worth the $$. I'll message you a company I know in the area that can help you if you decide to go this route.

@Jose Marques Tampa REIA and TBREIA are two different REIA groups. A lot of people confuse them. I recommend check out all different groups and attending the ones that you feel most comfortable at. We have a lot of meet ups in the Tampa Bay Area!

Today I went to see a Mobile Home and it's the third time recently that I leave with fleas.  Does anyone have a trick they use to prevent from bringing fleas back to their car?

I would think an agent is the best way and these properties move slower.  If his agent isn't getting traction he needs a new one.  Market to people up North that want to move down here.  Think NYC where 1.7 mil isn't as expensive sounding as it is to some of us in Tampa area.
