@Andrew Thorell I always recommend people talking to many  different lenders.  They are free and you'll learn from them.  Most likely a small bank/credit union as @Jasmine Ansley mentioned will be your best bet but you never know who will help be the most creative.  It could also help not going to the two mentioned first because you can get the terminology and confidence down with practice from others.  :-) I meet with new lenders all the time; Citizens is now on my list thanks to Jasmine.

@Andrew Thorell I love the idea of small multi family, they are just in lower class neighborhoods in our markets which I don't love.  I'll definitely keep you in mind if I come across any.  Is an 8plex in the Lake Wales area interesting to you?  I'm in talks now with the seller (in a war zone).

@Nada Mohamed if you decide on the beaches in the Tampa Bay Area I know a company locally that is managing your property as an Airbnb.  If you are looking for the Orlando market you should listen to episode 82 of TheRELoop podcast by @Gavin Welch.

@Charles Montgomery Where are you looking for your deals at?  Direct mail and finding good wholesalers are your best bet for the best deals on off market properties.  If you are using a wholesaler be sure to run the numbers yourself.  Good Luck!

 Thanks for this tip!  I've been using excel.  It works but I feel there has to be a better time management way.
