@Account Closed welcome to BP! One way is to post on here asking people if they have worked with them. You can also do google search for reviews. If you come over here you can go to local REIA meet ups and ask local investors if they have any feedback on the companies. Hope everything works out!

@William Rendall welcome to BP and thank you for serving! I recommend you listen to the podcasts as they are a great way to learn. Once you are back attending local REIA meet ups will be helpful. Do you know what areas you want to invest in? I focus East Hillsborough and Polk Counties, feel free to reach out to me if you do anything in my areas. You should also look into the VA loan, from my understanding you can have up to two of them at 100% financing!

This is a description of a conventional FHA 203k but there are other kinds.
There is a lot of extra paperwork and coordinating with the lender and contractor.
I have found contractors and lenders who hopefully have enough experience to get through the process smoothly.
I'm now looking for an RE agent in Tampa who has done a few.
My brother is in the process of a 203k loan right now. It's a headache! But still worth the saving of how little you put down to get inside a house. With that said if you are going to do this I now know a guy that will be your 203k specialist (kind of like a wedding planner for the 203k loan). It's not that expensive and he stays on top of all the moving parts and makes sure the contractor is qualified. If my brother could go back in time he would be all over this. PM me for his info.

@Chris Gerbig I have a rental with a pool and I think about selling it mainly because of the pool, but I haven't yet. You should look into doing a 1031 exchange. I've never done one so I don't know if the 80k is enough profit to justify the fees.
