I get my info from the court house, but I know there are websites you can purchase these leads from.  Maybe find a college student to train how to collect the data for you.

@Jon S. My oldest rental property fits into the neighborhood going slightly downhill.  It was a nice middle class neighborhood before the recession but now I'd say it's a lower middle class neighborhood.  I don't think it'll ever fully recover, BUT my rent has gone up and I'm not dealing with hood type people.  So I'm not looking to sell.  Hope that helps you understand how I am handling this with my long term buy and hold.
