@Bruce Powers welcome to BP! You're in a great place to start learning! I recommend you take some time to read on here, listen to podcasts and attend local REIA meet ups. I also suggest you call FSBL (for sale buy owner) to get better on the phone asking the questions that are needed. Don't get frustrated if these don't become deals because FSBOs typically don't. Good luck and keep learning!

thank you all for your thoughts, that's what I've been thinking. The kitchen is small, but I should be able to squeeze one in by taking out a section of the new cabinets. My thoughts were to put it for rent and if I don't get any serious bits in a week or so put the dishwasher in. I personally can't imagine not having a dishwasher, but im not a renter ;-).

seller financing, option, JV.... You should go to Larry's meet up on Monday nights and/or Thursday morning exchange at Denny's, they are very creative.

@Ben Powell I just started marketing for properties this year so I'm by no means a pro yet, but my best deals have come from the hated bandit signs. BUT bandit signs out here are a totally different game then Tampa, for the most part they last a few days and I have a few spots I've even gotten a few weeks. In Tampa you're lucky if they make it to noon on Monday. Lol. I have a few intersections in Lakeland that I get a month + out of them. I also do direct mail which I think is extremely competitive these days but the phone does ring. Wholesaling can be done in this market, but it's much harder because numbers are so tight.

I'm looking to purchase a 4/1 rental in a good neighborhood. I'd say it's a B, starter house type of neighborhood 100-130k range if you're from around here. The house is fully rehabbed but the kitchen doesn't have a dishwasher and there's not much room for one. Rent should be $1,100. My question is do you think a dishwasher is a must for this type of rental?

@Jon S. tankless were a bit more expensive when I was looking at them, but the "savings" from electric monthly didn't seem to add up to pay it off. This was going to be for my primary residence that will become a rental in a few years.

@Kimberly Watson what part of Tampa is the land in? That is going to be a big decision on the demand/value for it. I know some buyers of lots in Tampa, and some people looking for larger amount of land out here in Plant City or Lakeland. As for estimating value I am still learning that but I know some investors start with what the property appraisers say it's valued at.
