@Katie Panzica, owner financing would probably be your best bet, but has some drawbacks. 20% down or more, higher interest rate & the property MIGHT be over-priced.
If that is not an option, have you tried to see if you have like-minded ppl in your family that would consider a joint venture?

@Dan H., the 'end' will be ALL renters will pay a premium for LL increased costs/risks. Exactly what that looks like, I'm not sure. Why can't LL pass a 'covid inconvenience' fee like they do at diners?
But someone is gonna pay for it & it won't be the LL. It will be the renters/tenants.

What about eviction attorneys in those big blue states? They were frothing at the mouth just a couple of days ago. Now they are unemployed AGAIN. What are they going to do? Yikes! LOL.

@Account Closed, this is the case everywhere. Cap rates have been smashed to the point of ridiculousness. Rents are not really affordable in much of Cali.
Then the Cali person sells out, moves to NV, TX, or AZ, pays cash and drives up prices in the new locale.😱

@Account Closed it's not really an investment at $875k. It's a residence with a little bit of income, $1750 a month, on the side.
Based on the $875k pricetag, the taxes alone will over 11k.
This property is for someone who wants to live in that area, but have a very small 'subsidy'.

Price ALWAYS solves this problem. If you don't have any offers, lower the price.

@Walter Melnyk, you realize we are in the middle of a pandemic? Raising rents, even if under market, is not a good option if you want to get paid.
