MERS can do an internal transfer that does not need to show up on recorder sites. However, the allonge should tell you where it came from and etc.

I did one of my properties as a vacation rental in 2007. I'm sure it has gotten more sophisticated since then, however, the ongoing management was quite tedious. Furthermore, since the property is in an HOA (most properties in Vegas have HOAs) , it was a constantly on the radar. Your yields are greater, but it became a loveless job for myself. Personally, I'd rather stick to passive rental income .

@Jerry Padilla we have a slew of investments in the Vegas market and some in Chicago . The allure of decent cap rates and diversifying our investments in other geographical locations is key. However, I truly believe that it is important to be able to build a team and get quality people in place before pulling the trigger on a location.

On the bottom of the link it will tell you if you are getting title insurance or equivalent, or if you are getting a quit claim deed. If you are receiving title insurance, then title will be guaranteed by the title company. If you are receiving a quit claim deed, then you need to do some due diligence.

Sounds crazy to say but why do you want to buy real estate? What is a good anticipated cash flow that you are comfortable with? Just because Vegas and FL is cheaper than Silicon Valley, that doesn't say a whole lot. Is a 5% Return on Investment good enough for you (after all fees, PMs, Taxes, Insurance, Repairs, and etc)

Hey guys, I wanted to put my feelers out since I'll be visiting April with a couple of other BP members in Mid April. Is anyone interested in doing lunch or see if its a good area to put some capital to use? Are there still deals to be had? What are the challenges for collecting rent? Any good PM companies?

i remembered of visiting some of the high rise condos and they have preferred lenders that can do non-traditional loans. Stop in and see...
