Have you tried looking up the tax info? You should be able to looking that information up fairly easy online through your city or county. I have been using the Deal Machine app for a few months and love it. May be something to look at if you are looking at a lot of properties.

Great job on gaining knowledge. You would definitely want to figure all holding costs into your numbers when looking at deals. I am guessing the 5% you are talking about is vacancy rate? If that is what you are talking about then I would say no, that 5% is not used for holding fees. 5% is to cover the the vacancy rate of a fully operational property.

That can be a great strategy you just have to make sure you have your numbers in order. If you end up over budget do you have the means of making up the difference if you are using private/hard money? As far as doing it with an LLC, I would suggest meeting with a few local lenders and asking about their commercial refinance options. Best of luck and crush 2019

That would be assuming you have yearly turnover. I would say that is the safest bet but you will more than likely not have turnover every year... One thing to remember, everything is negotiable.
I did see one thing. You said they paid x dollar amount a year ago. Do not let that determine what you are willing to offer. Offer at a number that makes sense to you and your business. Best of luck

You are off to a great start with jumping on BP. There is a ton of information on here that will give you a great start. I would suggest networking as much as possible and try to find someone in your area that would be willing to take you under their wing... Biggest thing with that is to find out what their needs are and offer to help them. If you want to find someone that will share the knowledge they have, you have to make sure you are a "value add". I hope that makes sense. Network, network, network!

I should clarify! I would only be starting demo. The deal will close it's just a matter of who receives the $300 for the lien.

We have a flip that we are hoping to close on within the next week. The title company is having so trouble getting one of the liens cleared up because the company is dissolved in the state of WI. The homeowner is okay with us getting in there and getting started now. My question is, does anyone have any documents with such wording? Thinking something aling the lines of a right to begin work clause?
