Hey @Steven Olivas! The first thing I'd recommend is focus on a market where you either 1) currently or have previously lived, 2) have family/friends that live there, or 3) vacation there frequently.

Hey @James Humphrey! I agree local institutions are a good starting point for financing needs like this, but I'd expect the bankers will be unfamiliar with the STR opportunities in the market. Are you comfortable reaching out directly to banks/credit unions? Do you know how to present a proforma? I suspect that'll be one of the first things they ask for from you.

Hey @Matthew Giblin! I'm based in the St. Loius area. What acquisition prices and rehab costs are you targeting? How do you plan to finance the acq/rehab and then when it's stabilized?

Then the question is if you want to deal with a long-distance rental property (I'm assuming the GA place is north of Atlanta, which is at least 5 hours from Fairhope). Sounds like it could generate some good monthly income, but it could also be a hassle being that far away and only 1 property.

Hey @Frank Newsome! I generally look for the areas of a market that have a large amount of available rentals on sites like Zillow or Redfin that are closer in dollar amount to the FMRs for that county.

 I'm reading it as $40k in cash invested in the $180k purchase price. What I don't see if there were any rehab costs.
